This is the promise of Overland Ranch.

Overland Ranch is the very best of the modern West—a place where rolling plains and soaring mountains meet a vibrant community that welcomes folks from all walks of life. Bounded on two sides by state lands that will never be developed, those breathtaking views are here to stay for generations to come. And, as the last approved community within the award-winning Cherry Creek School District, Overland Ranch offers a family-first lifestyle.

This is a community unlike any other. One where you have the rare chance to connect with the country, commune with your kin, and create your own sanctuary.

Southeast Aurora is a land where endless horizons meet easy commutes, and Overland Ranch is the final frontier of this special place. Perched on the very edge of land zoned for residential development in Arapahoe County, it’s bounded on two sides by protected prairie—but isn’t far from the modern world.

Overland Ranch owes its legacy to a real dust-kicking history – filled with the hopes of a young nation and the hard-wrought realities of the Old West.

In the mid-1800s, this patch of earth was a Pony Express stop in the ragtag relay that kept news moving cross-country. Now, new homes are springing up here where messengers of the past swapped exhausted ponies for fresh ones—and miners swapped an occasional tall tale for a nap and a nip.

The 21st century pioneers who move here will trade leather saddles for leather sofas, mail-by-the-hoof for group texts and a watering hole for the shimmering oasis at its center. Yesterday’s adventurous homesteaders are today’s trailblazers and trendsetters, sinking roots deep into the last frontier that is…Overland Ranch.

Take a tour from yesteryear to next year, as developer Jerry Richmond, President/Integrity Land Ventures, describes the future of Overland Ranch and the select home builders who will provide architectural substance to this new home community.

The Lure & Lore
of our land

Local legend

The year was 1859, and the whispers of Colorado’s Gold Rush were no longer just rumors. The Smoky Hill Trail, a vital artery of westward expansion, carved a path across the Great Plains, connecting the Missouri Valley to Denver from 1859 to 1871. It played a pivotal role in the economic development of the West.

This historic route, teeming with pioneers and fortune seekers, saw the arrival of the Butterfield Overland Despatch (BOD) in 1865. Founded by David Butterfield, the BOD offered a vital mail and freight service via stagecoach, connecting the East and West with a network of stations along the trail.

Local legend is that the BOD traversed the land where Overland Ranch now stands, en route to the station where Cherry Creek met Sampson Gulch. Called Cherry Valley, this hub offered a much-needed respite for weary travelers seeking food, water, and a chance to rest before continuing their westward journey to the gold fields and beyond.

Overland Ranch pays homage to this land’s legacy and is deeply inspired by the rugged individualism of the original settlers, farmers, cattle ranchers, and entrepreneurs who called this place home. Those homesteaders—determined to make their dreams a reality in the 1860s—are not all that different from those drawn to the rolling prairies of Southeast Aurora today.

A sense of adventure lured pioneers to Colorado. The rolling hills, the wide-open spaces, the crisp mountain air, the birdsong, and the promise of a better life are just as irresistible today as they were 200 years ago. And it’s that same spirit that will lead the residents of Overland Ranch to where they belong…at home in the heart of the West.
