Last Thursday evening at Blackstone Country Club had all the makings of a great night — good food, cold drinks, and a room full of people who are genuinely excited about what’s coming to Southeast Aurora. The Overland Ranch Meet the Builders event brought together four of the nation’s most respected homebuilders under one roof, and if the energy in the room was any indication, this community is going to be something special.
Developer Jerry Richmond Set the Tone

The evening’s most memorable moment came from Jerry Richmond, founder of Integrity Land Ventures and the developer behind Overland Ranch. Jerry has spent more than 25 years building and developing communities along the Smoky Hill corridor — Blackstone, Southshore, Beacon Point — and he spoke about Overland Ranch with the kind of quiet pride that can only be expressed by someone who has spent decades building a reputation for success.

“I want people to live there and love it,” he told the crowd. He pointed to Southshore as a benchmark — the harvest festivals, the rec center packed with families, the residents still carrying their Southshore bags to King Soopers because they’re proud of where they live. “I want everybody that lives in Overland Ranch to be just as proud, if not prouder.”
He walked guests through the community’s vision: 995 homes across 370 acres, with intentional open space woven throughout. The natural drainage ways have been preserved and lined with concrete trails and pollinator gardens — part of an effort to earn Butterfly Pavilion certification, which would bring educational programming for kids throughout the year.

Jerry touched on The Silo amenity center, already under construction, as a particular point of pride. Inspired by a project he spotted in Austin the clubhouse features a wrap-around porch, a fireplace, pool access, and a second-level viewing tower with sweeping western views. “I want that place to be active,” he said. “I want it to be active with residents, families, kids, everything, every day.”
He also made one thing clear: he will never call Overland Ranch a subdivision. “This is a master-planned community.” With every square inch planned, and with an emphasis on community.
Four Builders, One Vision

Each of the four builders had representatives on hand to answer questions, walk through floor plans, and give buyers a feel for what’s coming.
Representatives from Pulte Homes walked guests through their 35-foot collection — four floor plans ranging from 2,225 sq. ft. up to six bedrooms, with two-story volume ceilings and a main-floor owner suite option. Pulte’s “dirt builder” philosophy means buyers choose their homesite, personalize their finishes at the brand-new design center off I-25, and build from the ground up — with a contract-to-close timeline of approximately six months.

The team from Century Communities shared details on their 10 floor plans ranging from 1,961 to 4,332 sq. ft., with three different exterior elevations per plan and a strong emphasis on walkout and garden-level lots designed for Colorado’s indoor-outdoor lifestyle. Smart home technology comes standard, and their affiliated lender Inspire Home Loans keeps the buying process seamless from contract to close.

Richmond American Homes representatives introduced guests to nine floor plans — four ranch and five two-story — ranging from 2,251 to 3,688 sq. ft., with two standout features worth noting: professionally finished basements available from day one, and advanced air quality and water filtration systems built into every home. As COO Paul Peterson has put it, “Luxury isn’t just about finishes — it’s about having a sense of wellbeing in your home.”
The Toll Brothers team gave guests a preview of their two collections — the Overlook and the Summit — spanning 2,700 to nearly 5,000 sq. ft. across 10 plans. Full design studio access in Thornton and nationally curated interiors by Ryan Young Interiors for quick move-in homes rounded out a product offering that lived up to Toll Brothers’ reputation as the nation’s leading luxury home builder.
